I love finding a great opportunity, especially when the opportunity is found where others dare not look. Today's "jittery" housing market is marked by record high foreclosure rates. To the average person this may look like a bad time to invest in real estate, but I look at this as a great opportunity.
You may not remember about 15 or 20 years ago when we had a similar housing market in America. Interest rates were high, and foreclosures hit families all across the country. Yes, the market has changed considerably over the last two decades, but stop and think for a minute. How many real estate millionaires were created during that time? What if you were one of those fortunate (and opportunistic) investors who purchased five homes in California 15 years ago? Where would you be had you invested in the Las Vegas real estate market back in 1988? Today you would be on a warm beach enjoying an early (and very comfortable) retirement. I am a great believer that the increase in foreclosures we are witnessing just tells us that there are many great opportunities waiting for us. The USA Today has recently reported that there are 2.1 million foreclosures across the country. Wow! That is a staggering number which has certainly gone up over the last several months. Sure, there are great deals to be had in the foreclosure market, but how many people are just a couple of months away from foreclosure? Just last month, over 230,000 households were given late payment notice. So many people are finding it difficult to make their next house payment?
Trust me, the 2.1 million homes in foreclosure is just the tip of the iceberg when adding up all the people looking for some sort of financial relief and don't know how to find it. This is where I discover tremendous opportunities. I have shown many of my students how to create a "win–win" situation by helping financially stressed home owners preserve their credit, without having to move out of their house. And the best part is that they save money while you earn money. This is just one of the ways today's market provides great opportunities.
The Mortgage Bankers Association's chief economist, Doug Duncan, recently predicted in the Wall Street Journal that delinquencies would likely rise, peaking later in the year. He also said rising foreclosures probably wouldn't peak until next year. "Our view is that we will probably see modest increases in delinquencies and foreclosures for the next couple of quarters," Mr. Duncan said.
This housing outlook, as predicted by the experts, creates many motivated sellers. Remember, as an investor, your money is made when you purchase a home. Today's housing market is ripe with many great investment opportunities. With the right information you can learn how to turn these opportunities into wealth.
